2025 real estate numbers hold steady in Smithers

Real estate sales through the Multiple Listing Service held steady in Smithers last year compared to 2024, figures released by the B.C. Northern Real Estate Board (BCNREB) indicate.

In Smithers, 161 sales worth $85.9 million took place in 2025, compared to 160 sales worth $82.2 million in 2024.

The average selling price for the 66 single-family residential homes sold in Smithers in 2025 was $529,659. That’s compared to the 82 single-family homes selling in 2024 at an average price of $522,434.

At year-end, there were 80 properties of all types available in the Smithers area, compared with 53 on December 31, 2024.

In the Hazelton and Highway 37 area, 37 properties worth $10.9 million changed hands in 2025, compared to 20 properties worth $6.5 million in 2024. As of December 31, there were 30 properties of all types available through the MLS in the Hazelton/Highway 37 area.

Across the north, there were 4,750 property sales worth $2.1 billion in 2025 through the Multiple Listing Service. That’s up from the 2024 total of 4,665 sales worth $1.9 billion.

The average sale price in the north fell to $436,495 in the last quarter of 2025, 4.2 per cent below the previous quarter.

Seasonally adjusted sales rose from the prior quarter in only Terrace and Smithers, while seasonally adjusted sales fell in Prince Rupert, Quesnel, Fort St. John, Kitimat, 100 Mile House, Prince George, and Williams Lake.

Slower activity in the latter part of 2025 compared to the last quarter of 2024 “may reflect the lingering effects of tariffs on the bedrock industries of the northern economy,” the board said.

“Looking ahead, the North and the rest of Canada will be crossing their fingers for an ultimate trade resolution with the U.S., such that prospective buyers re-enter the market and stimulate a strong recovery throughout the province,” said BCNREB)
